Shepherd & Co we would like to offer a New Service called “ON LINE HOMES” which offers all Vendors the option of advertising their own property  via  Norman J. Shepherd & Co on national web sites Rightmove.co.uk, Zoopla and Prime Location along with our own local website.

For a fixed fee of  £750.00 + VAT.

This service includes:-

1. Full property particulars and photos of your home.
2. Advertising on national websites for up to a 12 month period.
3. Appointments booked for you with potential buyers.
4. Marketing reports showing how your property is performing.
5. For Sale Board.
6. Confirmation letters to Solicitors once a sale has been agreed.

Extras:-

1. Energy Performance Certificates  (which is a legal requirement in order to market your property)  £60.00 + VAT.
2. Floor Plans.   £40.00 + VAT.
3. Premium listing of your property.  £100.00 + VAT.

However should you feel that at anytime you wish to incorporate our traditional methods of selling and progressing the sale of your property then your initial upfront fee (including any extras taken) which would have been paid at point of instruction to advertise your property via  “ON LINE HOMES”  will be deducted from our commission based on   0.75% + VAT  (Sole Agency) or  1.25% + VAT (Multiple Agency) of the sale price (only if the sale is agreed via Norman J. Shepherd & Co) which would be paid on completion.
