The solicitors will request the Title Deeds from the lender (if appropriate) or yourselves as the seller and they will send you a Fixtures and Fittings form which must be completed at this stage along with a Property Information Pack and sent back to them.

The solicitors draw up the Draft Contract which sets out the terms of the sale and sends it to the buyers solicitors together with all relevant documents. Any enquires will then be raised, The Title deeds and Lease (if applicable) will be checked by the buyers solicitors and Local Surches will be applied for.

Once the draft contract has been approved, and all enquires answered to the satisfaction of the buyers solicitors it can be signed by both parties.

Exchange of Contracts:   As long as the mortgage offer (if applicable) has been received and cleared funds placed with your buyers solicitors, you will be ready to exchange contract subject to the rest of the chain, if any, being in the same position. Then a mutually convenient date for moving (Completion Date) is agreed by all parties involved.

Completion: This is the day you actually move, the final moneys are sent through to the solicitors who in turn will contact the agent in order to give release of keys to the buyer.
